When you work with Vining Builders, you have an experienced team to walk you through the home building process step by step. From the
initial brainstorming session, where we help solidify your vision, to laying the foundation of your new home, we make the experience a
positive one, every step of the way.
Phase 1: Pre-Construction Conference
During the initial phase, our objective is to get a grasp of the project scope and collect information from you to determine an accurate timeline and
estimated cost of construction. We will meet with you to better understand your vision
and do a needs evaluation. We will collaborate with you on floor plan concepts and
special design features and discuss your budget. For this initial
meeting, it is helpful if you have the following items prepared:
- An idea of budget
- Information about your lot, including any deed restrictions

- A land survey of your lot
- Any specific interior or exterior design ideas you have in mind
Phase 2: Initial Floor Plan Draft
During phase 2, we will meet with you to present an initial draft for a floor plan of your new custom home. This floor plan will include
interior room configurations, door and window placements, exterior layout, and any special design features specified. Vining Builders
understands that there is a process toward perfecting the design of your dream home, and this is the best time to suggest revisions to
the floor plan if necessary. Once you have reviewed and approved your initial floor plan, we
will refine the draft and move on to phase 3.
Phase 3: Detailed Drawing Review
At this stage of design, we will review a much more refined and detailed drawing of your home. This is where you will see your vision really
come to life! Our computer aided design process will allow you to experience the fine details of your home.
You will now have a visual reference and can begin selecting interior features like
kitchen layout, flooring, wall treatments, handcrafted woodwork,
appliances, plumbing fixtures, lighting, building materials, and
paint colors. This detailed drawing will also allow you to visualize the exterior details of
the home such as patio or terrace layout, exterior finishing, roof type, and landscaping.
Phase 4: Blueprints and Construction Contract
Now that you have reviewed and approved the detailed drawing, we will translate this drawing into blueprints, which will serve as a
construction plan for the building of your new custom home. We will meet to review these documents with you to make sure every detail
is in place before you sign our construction contract, signifying your permission to move forward with construction.
Phase 5: Securing a Home Loan
The next step in the process is securing a construction loan for your new home. As a complete construction and real estate solution for homebuyers,

- A copy of your purchase agreement
- Construction Contract
- An appraisal based on the proposed construction plan
Phase 6: Construction Begins
In this last phase, we will obtain all necessary permits, complete
engineering, and begin turning your dream into reality.
